(1) Never clean hardwood floors w/water. Don't use wax, cleaner products that are mix with water as oil soaps. Water dulls finish, may permanently damage floor.
(2) Spike/stiletto heeled shoes, especially in poor repair, causes damage to hardwood floors due to extreme compressive forces. Footwear produces loads in excess of 1000 pounds per sq. inch, even when worn by someone of average build.
(3) If your floors abuts exterior doors, put out door mats, & inside rugs to keep dirt & moisture from being tracked onto hardwood floor. Don't use rubber, foam back, or plastic mats as they discolor the floor. To prevent slippage of rugs, use approved vinyl rug underlay from reputable manufacturer.
(4) The rugs should be moved, they block sunlight which gives the appearance of discoloring under the rug. (5) Use floor protectors on the feet of all furniture that contacts the floor to avoid scratches. When moving  your furniture & appliances use caution to avoid scratching, indenting, or gouging. Some objects may be to heavy to move across hardwood floor under any circumstances.
(6) Certain types of casters on furniture damages hardwood flooring. Use commercial grade felt pads. Change  the pads every 4 months on your furniture that undergoes excess movement. the furniture that doesn't have the right casters, we recommend that you change them.
(7) A humidifier is recommended to prevent excessive shrinkage of hardwood floors due to humidity levels. Wood stoves & electric/gas heat may cause dry conditions. A humidity level of 35-55% is recommended.
(8) In damp conditions, proper humidity levels can be maintained with the air conditioner or a dehumidifier, or by periodically turning your heating system on during the summer months. In certain circumstances you may have to combine the two forms of humidity control to maintain the humidity in your home.
